Conference Thoughts

This weekend I had the opportunity to become educated in the ways of the Italian real estate deal. It was three days of intense practical techniques on how to find deals, procure money, and make it work for you! I have to say it was worth it. I am excited for the chance to apply the techniques to what we have already been focused on! My goal today is to share some of the best takeaways from the conference and how I intend to apply them. First I want to give a shout out to a good friend that pointed me in the right direction. Rudy! You’re awesome! If anyone speaks Italian you should check out what he has going on his facebook page @RodolfoGiannini . I honestly went to expand my own capacity to manage properties and continue on my own path. As I entered to register, I was asked to sign a waiver. Upon reading it, If signed I was agreeing to not make content/copy his system by create events or courses for example. I have already prepared a course on a similar subject which made me hesitate wondering what impact it would have on my personal goals. I attempted to call my wife for moral support in making a decision. When she didn’t answer, I decided to talk to their organization directly about my conundrum.  In the end, thanks to the time and understanding by Lucijana, I understood as long as I didn’t copy his system I could attend happily without distress. Thanks Lucijana for taking the time! Due to this, I am still not sure how much detail I can share here within my blog. I will do my best!

Where were you this weekend?

Ok, I’ve been pretty vague on what exactly I did this weekend. In social media, I referred to it is a Real Estate Conference, but in truth it was 3 days of awesome! Andrea Maurizio Gilardoni accompanied by his wife Lucijana and support staff, trained us in the art of ethical real estate deals. How to make everyone win, which is often not the case especially while dealing with auctions. His intention for us…. Guadagnare con le case!’ Meaning to earn money using homes as the vehicle. Not to be confused with investing in property, but to actually make an extra income using his strategies. Most of the conference was a repeat of information I already knew.

It was a good refresher since I haven’t been involved in a conference of this degree since 2006. It reminded me that it was all possible. Let’s talk about the community. More than 600 people in the large conference room at the Sheraton Hotel at Malpensa Airport, all eager to learn. I’d been there before for another convention, but this one was different due to the amount of attention his organization placed on community and presentation. Three days of sitting in the same chair can be difficult. There was a general itinerary detailing when the breaks would be, yet the rest was a mystery as to what would come next. Often he would go past the appointed time by 30 minutes to even an hour without as much as a complaint from the crowd. This I believe was due to the intensity of his presentation. If the crowd was non-responsive we were asked to jump to music, give back rubs, high fives and words of encouragement to fellow patrons. The time passed quickly, though if you attend be ready to hear about all the sister companies he has prepared in order to provide support and value to his community.  If you can recognize the value of learning from a mentor, his side businesses are worth some consideration.

Why I recommend it

After attending, I can boldly say, You have to go! Obviously, most of you are English speakers, so to you I’d say… Find a mentor that fits into your ideals and…… Just Go! If you don’t get anything from the practical real estate strategies, you will learn a lot about perspective on life. Treating others with compassion and best of all make a lot of new friends with similar ideals if that is what you need. After some reflection, I chose three things that I consider my biggest lessons learned.

#1 ethics

What I took away most was his systems focus on ethical transactions. That we only really win, when everyone wins. I like to believe I work with a certain level of principle at my flank.

  • Treat people fairly
  • Be honest in your dealings
  • Serve more than you are served

These are some of my mantras. With Andrea he taught us the reasons why his strategies would benefit everyone. With an auction in general we are gaining the benefit of a market decline and turning it around to improve our own life situation. But this is possible because someone else couldn’t fulfill commitments and will now be going through some serious life changes. On top of that, the debt that doesn’t get paid upon the auction sale will follow them wherever they go. Cutting off accounts, harassment from creditors. It is all technically only the beginning.

There is better way

Instead of participating in the auction directly there is a way to catch the deal before it hits the auction block allowing you to negotiate with the bank, and resulting in a forgiveness of the debt on behalf of the homeowner. #2 Teamwork

For our most recent projects, and in fact everything I do, I do it independently. I’ve had a lot of great help from time to time, but much of the way I was doing it has to stop. This summer, I frankly stretched myself to the limit considering myself a jack-of-all-trades or a ‘tutto-fare’. A few times this put me in trouble due to Italian law. Here they place much more attention on public safety and working without registration than I was aware of, or used to for that matter. Due to this some of the help I have had has backfired, resulting in financial and emotional damages. A good business strategy and game plan is necessary for success. To make this a reality it is much smarter, and by law necessary to rely on the strengths of others. Andrea would often reference a story of the time Henry Ford was sitting in an interview. The interviewer would ask him technical questions and Mr. Ford would call in a specialist to answer each one. This happened multiple times which made the reporter declare, ‘Excuse me Mr. Ford, I came to interview you not your employees.’ Mr. Ford explained that he doesn’t stress himself over the technical details that are best left to the minds of those more adept. He instead focuses all of his energy on the path ahead.  This was paraphrased from what I could remember translating from Italian, but for me it impressed the importance of finding people you can trust and giving them the creative liberty to complete their duties. Organize a team, trust in them, and the world is yours.

#3 Credits

This is where we get serious. As I said before, not so clear to me how much I can divulge, but I can’t help but tell you credits opened my eyes to new possibilities.     What are credits? When referring to property, We are talking about the banks position as financer of the property.   How does this apply to me? In many cases, it is possible for an individual or entity (with the support of specialized lawyers) to buy the banks position as creditor of the property, or in other words, You become the bank. It is nothing new. Banks buy credits from each other constantly. They are literally doing it all over the world right now as you read this.   What are the benefits? If you position yourself correctly as creditor of a property, when the property is sold on auction, you are paid upon completion of the procedure. As long as you know what you are doing, it can be very profitable. Additionally, one of the best parts from what I understand is that as a creditor, you have the power to forgive the remaining debt of the previous owner.

CONCLUDING THOUGHTS

I can’t express how much I appreciate all of you who encourage me to keep going. Often, I feel, (and hear) that my goals are too big. That I should stick to something more solid and just be happy for what I have. I am happy for what I have! But, it doesn’t mean I can’t succeed at something bigger! Or even better, provide something useful so that others can improve their own lives through watching my successes and failings. If nothing else, this course has taught me how important it is to reflect on our perspective and improve ourselves. Not to mention teaching me practical strategies that I can apply today!
